Whenever we look back on the recent sale of our home, it is clear that our single best decision was to work with Dawn as our listing agent. The long boom market in the Bay Area has allowed far too many mediocre agents who are just "going through the motions" to appear as if they know what they are doing. Dawn is the rare exception. With her help, we sold our house at a price that is still the best $/Square Ft in our market this year. It would take several pages to cover all of the specific ways in which Dawn guided us through this financially and emotionally critical process. Here are just a few highlights: - She prepared a top to bottom assessment of our property "As Is", giving us a detailed list of repairs/upgrades, prioritized by their impact on a buyer's impressions. - She proposed specific remodel options, already reviewed with a contractor for feasibility and budget, and explained how each of these could improve our selling price. - She created and presented three scenarios / roadmaps for our process with timelines, budgets, and guidance on probable changes in selling value. - She designed and project-managed all of the changes and prep for the sale, adapting in real time to the inevitable "discoveries" during repair work, and completed the project on-time and within budget. - She spent months planning and prepping our property so that when she said we were ready to go, the process moved forward quickly and without delay; we listed on a Friday, accepted an outstanding offer the following Thursday, and closed 30 days later. - Pricing was obviously a key concern for us. Dawn gave us detailed information on our specific market and comparable sales throughout the process, managing our expectations, providing weekly updates, and holding off on setting the final price until the week we listed the property. Selling our house required us to make hundreds of decisions, each of which made a difference in the final result.

Dawn is warm, thoughtful, and a highly experienced realtor. We met Dawn about 6 months before we were ready to start looking. We still lived in LA and were planning on moving to Marin in the summer after the kids got out of school. I am writing to report the very fine experience that my wife and I had as Dawn Davis essentially re- created our home in preparation for its sale. I recently relocated to another town and left my wife to do the work of preparing the house to go on the market. She is talented, is a former realtor, yet our house - which we had only owned for 17 months - was sufficiently in need of improvements that she felt overwhelmed. Dawn not only was an expert guide in what had to be done, but also was a superb support for my wife in how it would be done, coaching her through many decisions that benefited greatly not only from someone to bounce ideas off, but greatly from having such an expert to join in the decision-making. Our family recently moved from the east coast, and we had the good fortune of being introduced to Dawn during a reconnaissance mission before our move. From the outset, Dawn was an enormously helpful and patient resource, who demonstrated time and again that she cares about the relationship with us, and not just a potential transaction. We probably changed direction four or five times, from hopefully purchasing a home in Mill Valley, to renting in Larkspur, to the city.
